I’m Tom, I’m a senior development manager here at Tritax, based in London.

00:00:09:16 – 00:00:12:11
You’re involved from the site inception through to completion.

00:00:12:11 – 00:00:16:14
So that’s – you’re involved in the design
in the planning,

00:00:16:14 – 00:00:19:19
the construction process, as well as the letting process as well.

00:00:20:02 – 00:00:21:23
I definitely enjoy the responsibility.

00:00:21:23 – 00:00:24:12
So you’re the development manager.

00:00:24:12 – 00:00:26:04
You’re leading on the project.

00:00:26:04 – 00:00:27:15
You’re making decisions.

00:00:27:15 – 00:00:29:06
You’re negotiating deals.

00:00:29:06 – 00:00:32:06
And I really enjoy that side of things.

00:00:34:09 – 00:00:36:14
Other things I enjoy is that you get to travel,

00:00:36:14 – 00:00:40:09
you get to learn about different markets, and you get to meet various people

00:00:40:09 – 00:00:41:05
along the way.

00:00:41:05 – 00:00:43:07
And obviously with development, you’re actually creating something

00:00:43:07 – 00:00:47:12
that’s tangible, that’s there physically at the end of it.

00:00:47:12 – 00:00:48:20
And it might take a while to get there,

00:00:48:20 – 00:00:51:06
but seeing that through from start to finish

00:00:51:06 – 00:00:54:08
and being able to be proud, having sort of influenced the environment,

00:00:54:14 – 00:00:57:15
hopefully provided opportunities for the local communities.

00:00:58:00 – 00:01:00:10
I guess with responsibility comes pressure.

00:01:00:10 – 00:01:04:08
So you’re often working to a budget and to timescales

00:01:04:08 – 00:01:08:01
but over the years you kind of learn how to deal with that a little bit better.

00:01:10:14 – 00:01:13:14
Networking is a huge part of the role.

00:01:13:14 – 00:01:18:06
Pitch your scheme in front of the local authority, to meeting

00:01:18:06 – 00:01:23:02
with customers, to meeting with agents, and also all the various

00:01:23:02 – 00:01:26:15
consultants, architects, engineers, planners that you work with.

00:01:29:01 – 00:01:33:06
The subjects that I studied A-level were geography, PE and psychology.

00:01:33:07 – 00:01:36:13
Now, I wouldn’t say any of those have been particularly helpful for my role.

00:01:37:15 – 00:01:41:09
But having a good understanding of maths and English is key, but

00:01:41:09 – 00:01:44:17
not necessarily having to go all the way through to A-level and studied those.

00:01:45:03 – 00:01:47:06
I think if I had my time again,

00:01:47:06 – 00:01:51:07
I would probably chosen to study economics if I had the opportunity.

00:01:51:14 – 00:01:54:23
I didn’t really know what I wanted to do for a career in school.

00:01:54:23 – 00:01:57:08
I was really confused from an initial conversation

00:01:57:08 – 00:01:58:23
I had with the careers advisor.

00:01:58:23 – 00:02:00:16
And I thought the best thing to do

00:02:00:16 – 00:02:04:18
Was to just jump straight into work or try and obtain work experience.

00:02:04:18 – 00:02:07:07
So I had part time jobs as a coach,

00:02:07:07 – 00:02:10:15
I did a bit of teaching assistant work, and I also worked in a bar.

00:02:11:02 – 00:02:14:10
And then my dad works as a building surveyor,

00:02:14:13 – 00:02:17:11
in Cardiff, which is where I’m from.

00:02:17:11 – 00:02:21:18
And from there, he got me counting cracks in the

00:02:21:18 – 00:02:24:18
car park floor, which I thought was probably not quite what I wanted to do.

00:02:25:03 – 00:02:29:06
But, yes, it was through him that

00:02:29:06 – 00:02:32:20
I went to seek other property work experience to get exposure

00:02:32:20 – 00:02:35:22
into sort of roles in investment, property management and agency.

00:02:36:07 – 00:02:39:01
And I thought if I decided to pursue

00:02:39:01 – 00:02:43:13
or study property at university, the sector is so broad,

00:02:43:21 – 00:02:47:20
that there will be some routes that you’ll end up following.

00:02:50:05 – 00:02:53:00
I started working at Segro, on the graduate scheme.

00:02:53:00 – 00:02:56:17
Then, I moved over to the London development team

00:02:56:18 – 00:03:00:20
after I qualified as a chartered surveyor. And then an opportunity came up

00:03:00:20 – 00:03:05:06
to go and work for a company called Saint Modwen’s Logistics, who are now Indurent.

00:03:05:12 – 00:03:08:11
And then opportunity then came up to join Tritax a year ago.

00:03:10:21 – 00:03:13:05
I would definitely say to be open-minded,

00:03:13:05 – 00:03:16:06
get involved from day one, be present,

00:03:16:17 – 00:03:20:08
and demonstrate a willingness to learn.

00:03:20:21 – 00:03:25:05
But also just take on any opportunity that comes your way.

With development, you’re actually creating something.” Tom didn’t know what he wanted to do for a career, so decided to jump straight into work to find out what he liked. After a number of jobs, he found an interest in property and went on to university, later qualifying as a chartered surveyor. He now works as a development manager and helps to build new warehouses.
